Richard and Pauline Sameth were drawn to the many outstanding features of 240 Springline Dr. in The Anchor at The Moorings – the tranquil, waterfront setting, the concrete block construction, and the lock-and-leave convenience.

“He was a big boater,” notes Marsha Sherry, managing broker at The Moorings Realty Sales Co. Easy access to the water coupled with the other virtues of the home made it an ideal choice when the couple decided to spend more time in Vero Beach.

The entrance to the home is marked by a distinctive and gracious approach via a brick-paved, circular drive and an expansive lawn graced by mature oak and palm trees at the front of the oversized lot.

When you step through the substantial wooden front door with elegant, beveled glass, you’re immediately struck by the beautiful blend of natural light and architectural features in the formal living room and dining room, where a wall of sliding glass doors lets in expansive views of Compass Cove.

“The view from their lot tells the whole entire story of why that house, why The Anchor, why The Moorings,” says Jennifer Bell of her parents’ love of The Moorings. “The view is just 10 out of 10 and the house is such a special home.”

The formal rooms feature a gas fireplace and a wet bar with a natural stone countertop, enhancing the atmosphere of this beautiful living space, which opens onto the covered lanai. The flow is ideal for island living and entertaining.

The home is filled with natural light, thanks in part to its one-room-deep layout in the communal gathering spaces. Architectural features throughout lend a finely finished feel, from the built-in cabinetry and custom millwork to the high ceilings.

Design features such as the ox-eye window, octagonal gazebo and breakfast nook are interesting elements that add visual excitement and depth to the design. The nontraditional geometry enhances the home’s aesthetic appeal and maximizes natural light.

To the right of the entry, two guest bedrooms share a Jack-and-Jill bath, ensuring comfort and privacy.

Further down the hall the oversized primary suite, a serene retreat featuring beautiful views and a seating area, offers a sense of ease with its customized walk-in closets lined with cedar, ideal for storing clothing, especially for seasonal residents.

In the adjacent ensuite bath, you can indulge in the spacious walk-in shower, where a cascade of water from the overhead rain showerhead and multi-directional side jets provides a full-body massage. Other shower amenities include built-in benches and obscure glass, ensuring privacy while letting natural light filter through.

A dedicated den, complete with a private slider to the outside, could easily be transformed into a fourth bedroom by converting the built-in desk space back into a closet.

On the opposite side of the house, the well-appointed island kitchen features high-end, stainless-steel appliances and a built-in corner desk and opens to an octagon-shaped breakfast nook bathed in soft morning light and offering an uninterrupted, panoramic vista of the cove.

Just off the kitchen, a hallway leads to the laundry room, a full bath, and a family room with built-ins. It also provides access to the two-car garage.

Stepping outside from the main living space onto the covered veranda, you’re greeted by spectacular views of Compass Cove. The house is sited for optimal privacy, creating a resort-like feel with an outdoor oasis.

The expansive outdoor living area makes the most of the oversized lot, featuring a large deck for sunning, a heated saltwater pool, a screened gazebo, a cabana bath and a bar, perfect for entertaining.

Sherry notes that newer pool equipment and a Generac generator add peace of mind and convenience.

Beyond the pool deck, there’s plenty of green space for children and pets to run around the fenced backyard before you head down the path to the private deep-water dock and lift – the ultimate amenity for the avid boater or angler.

“It’s a great community for boating. They just loved the convenience of having a protected cove and having their boat right there,” says Bell of her parents.

The deepwater dockage can accommodate larger vessels, allowing for spontaneous boating trips, leisurely sunset cruises, and access to the Atlantic Ocean via the Fort Pierce Inlet.

The Moorings Yacht & Country Club provides access to Pete Dye’s signature golf course; Jim Fazio’s Hawk’s Nest championship course on the mainland; tennis, pickleball and croquet courts; a state-of-the-art fitness center with pool and spa; a yacht club, as well as fine and casual dining.

The Anchor subdivision occupies a private peninsula in The Moorings, featuring a secure, gated entrance and 24-hour security. From The Moorings, it is a short drive to Vero’s Ocean Drive for shopping, dining and cultural outings. For families with children, Saint Edward’s School is conveniently located next door to the community.

“The Anchor is a community within a community. They’re very close-knit,” says Bell.
