Nestled in Sunset Point, an exclusive gated enclave of six waterfront estates midway between Castaway Cove and The Moorings, the home at 1385 Sunset Point Lane captivated Blair and Kathy Hutton when they first saw it.

The “COVID transplants from Chicago,” started looking for a Florida home just after the onset of the pandemic, according to Blair. His mother and friends from the Windy City lived in Vero Beach, so moving here was natural.

Sunset Point Lane was originally the long, private driveway of a single-family estate and it has retained a sense of intimacy and privacy today. The Huttons attest to the tranquil environment and close-knit community.

“This is a stunning house designed by the renowned architect Tom Hoos, built right by the water,” says Matilde Sorensen, broker-owner, Dale Sorensen Real Estate. Blair adds that Hoos designed the home to face south and be only one room deep to maximize natural light and sea breezes throughout.

The West Indies-style home defines tranquil luxury and exceptional family living. The interiors radiate coastal charm thanks to sophisticated decor, including beautiful wallpaper and vaulted shiplap ceilings.

Tranquility pervades the aesthetic created by landscape architect Dan Ford, as well. Anchored by palms and flanked by a generous carpet of lawn, the front drive curves around a central island, setting a tone characteristic of West Indies elegance.

Access to the three-bay air-conditioned garage is provided by a separate drive on the home’s south side.

Under the covered entry, a solid mahogany door provides a striking contrast to the exterior white walls. This classic contrast is beautifully accented by subtle, seafoam green shutters.

The foyer opens to a view of the backyard oasis, featuring swimming pool and water views. This welcoming entry sets the tone with warm, honey-colored, wood flooring, arched doorways and vaulted ceilings.

“The arches all the way down the hallway give it another volumetric space element,” says Blair, noting that the central corridor connects the primary suite and office on the west end of the house to the communal gathering spaces located on the east side.

The downstairs multiroom owner’s retreat includes the primary bedroom with direct access to the lanai and tranquil views of the lagoon inlet behind the home. The luxurious ensuite bath is finished in dramatic black and white and features a double-sink vanity with graphite leather granite, an oval, stand-alone tub, a large, glass-enclosed shower and two walk-in closets.

Adjacent to the primary suite, the owner’s office offers flexibility with custom, built-in storage and a walk-in closet, making it a potential fifth bedroom.

The living room and dining room sit at the center of the house, with soaring 14-foot cathedral ceilings featuring beams and shiplap planks, built-ins and water views.

The gourmet kitchen is equipped with a large island, custom cabinetry, honed quartzite countertops, marble backsplash and high-end appliances with a gas cooktop, ensuring you can accommodate any size crowd.

A wet bar sits between the kitchen and formal dining room, with a cabana bath – serving as the pool bath and a powder room – just off the sunroom. Originally designed as the formal dining room, the Huttons use this niche as a seating area where everyone can relax, and the kids often do homework.

The house makes everyday living a breeze with a centralized service area just off the kitchen, with direct access to the three-car garage, the laundry room and the stairs to the upper level, keeping all utility traffic and household chores in one spot.

The upper-level functions as the guest or children’s wing, allowing you to live comfortably and fully on the main floor without interruption. This architectural separation also ensures private, independent accommodations upstairs.

Three generously sized bedrooms, one ensuite and two sharing a Jack-and-Jill bath, offer luxurious quarters and beautiful views. Two rooms have private balconies that provide private retreats for family or visitors.

The backyard water views offer a sense of peace and permanence. The home is positioned to overlook a quiet inlet that offers quick access to Indian River Lagoon and borders a private estate on the far side. Because that property extends all the way to A1A and is buffered by extensive mangroves, which “will never be touched,” says Blair, you are assured of privacy and an unspoiled landscape.

Outdoor entertainment is seamless on the travertine deck, an ideal spot for evening relaxation or watching sports and enjoying the heated saltwater pool, surrounded by a yard featuring Zoysia grass, which thrives in the southern light.

“It offers perfect outdoor entertainment spaces, complete with a cozy fireplace and a luxurious pool, an ideal paradise for relaxation and gatherings,” says Sorensen.

Boating enthusiasts will appreciate the water access, says Blair, noting that it takes only 90 seconds it takes to reach the Intracoastal Waterway. The Trex dock with a 10,000-pound lift puts you in prime fishing territory, with the inlet known as one of the top spots for catching snook and tarpon. At the end of the street, there is a beach area with a dedicated kayak rack.

Sunset Point is located near St. Edward’s School, only minutes from beachside restaurants, the Vero Beach Museum of Art and the Riverside Theatre. For recreation, you can quickly reach local beach access points and Fort Pierce State Park for surfing.
