Newly built, West Indies-style Moorings home awaits a fortunate owner

With 145 feet of water frontage, 1915 Cutlass Cove Dr. presented a rare opportunity – a chance to build a home maximizing water views from nearly every room, says Sally Daley, founding broker of The Daley Group at Douglas Elliman.

The home is located on one of two roads along Harbor Drive that Daley calls “unicorns,” because the lots are huge and there is no HOA, a combination she says is increasingly sought by buyers.

Beneath the beautiful finishes lies a solid, fortress-like structure. The project began with a $450,000 investment in grade beams and other structural elements to stabilize the soil.

“It’s going nowhere,” says Daley, noting that the full masonry home was built to the latest codes.

“Most of our best lots have old houses on them because they got scooped up. The owner and developer saw this width, which, from a development perspective, allows you the opportunity to build a house that goes north-south. When you can do that, you have the opportunity to have views from everywhere,” explains Daley.

This strategic orientation is the foundation of the waterfront home, which was beautifully designed and executed by a carefully curated development team, including architect Gregory Anderson, builder Constructure General Contractors, LaCorte for cabinetry, and Sartain + Associates for landscape architecture.

“The developer scrimped on nothing. This is not a spec house. This is a custom home that just doesn’t have its owner. It was about threading that needle of being elegant and exquisitely executed, but eminently livable,” Daley notes. “That’s hard to pull off.”

The result is a residence that feels both grand and welcoming. From the moment one steps inside the foyer, the design concept is clear. Walls of glass, engineered to the maximum allowable height, frame arguably the longest view of the bay of any home in the community, stretching some 500 feet. The clever orientation of the house on the wide lot ensures the view is of the canal and expansive waterway, not the neighbor’s backyard.

“The whole concept was to bring the outdoors inside. The beauty of 145 feet [of river frontage] is that your dock is tucked away,” and doesn’t impede the spectacular long view, Daley says.

A sense of spaciousness and intimacy coexist throughout the home, a testament to the thoughtful design, particularly with its substantial ceiling heights and open concept. The luxury finishes and architectural details don’t compete with the exceptional beauty of the natural backdrop.

“It’s a big house, but it feels really intimate and cozy,” says Daley of the 5,600-square-foot residence.

At the heart of the home, the great room is perfect for entertaining guests. The spacious room opens to the kitchen on one side and flows seamlessly into the club room and first floor primary suite on the other, allowing guests to gather for intimate conversations or spill out onto the covered lanai.

An oversized island creates a distinct separation between the great room and the kitchen, which features a gourmet setup with an eight-burner Wolf range, two dishwashers, a butler’s pantry, and a sink with a view of the pool and cove.

The home’s width allowed for the inclusion of what Daley calls “the unexpected” – a separate club or media room – just off the great room with a wet bar and wine refrigerator. This extra space complements the other entertaining areas and is ideal for smaller gatherings.

Flexibility was a fundamental aspect of the home’s design, making it suitable for various family configurations. The plan includes two primary suites – one on each floor – an elevator, two laundry rooms, and two butler’s pantries. A detached guesthouse, which also enjoys water views, could serve as a home office, gym, nanny suite, or quarters for an in-home caregiver.

The upper level can be accessed via stairs or the elevator. The second floor features a primary suite and a guest bedroom that share a balcony with water views, while a third upstairs suite has a private balcony overlooking the motor court.

“He smartly supposed who’s going to buy the house,” Daley says of the developer. “The upstairs primary could be an upside-down family room for the teens, and that could be their lair. If you want to age at home, that’s where your caregiver can live. It gives you a plan that can be modified in its use as your life changes.”

The thoughtful design extends outdoors, where the pool features a sun shelf, two fire pits, and ample covered and open terrace space for dining and lounging. A full summer kitchen and a pool bath accessible from the casita complete the oasis.

The house was sited in a manner that, “you’re not feeling the presence of any neighbors. All you’re seeing is water, water, water,” says Daley.

From the motor court with its four opposed garages, a quick bike or golf cart ride leads to the Moorings Club, a few minutes away, or the beach. Located in the community, The Moorings Yacht & Country Club offers a full slate of club amenities and activities, including Pete Dye’s signature island course, Jim Fazio’s Hawk’s Nest championship course on the mainland, tennis and pickleball courts, a croquet court, a state-of-the-art fitness center with pool and spa, a yacht club, as well as fine and casual dining.
