When you find a property where views of the Indian River Lagoon open wide, you know you are in a very special spot.

It was that view that drew Allison Goss’ parents to the villa at 300 Harbour Dr., Unit 104A in The Moorings.

“They had so many enjoyable years just sitting and looking out over the Intracoastal Waterway,” says Goss.

Tucked away in the Porpoise Bay community within The Moorings, this villa offers a combination of single-level living, the spacious feel of a single-family home, and front-row seats to the coastal lifestyle.

“You are as far west as you can go, which gives you a big, expansive river view,” says Collier Proctor, broker associate, The Moorings Realty Sales Co. “You get magnificent sunset views every evening, you get privacy, and you are within easy walking distance of the Moorings Yacht & Country Club.”

The approach to the villa makes you feel like you are arriving at a single-family residence. Situated at the end of a cul-de-sac amid lush tropical landscaping, the property features a paver driveway leading to a one-car garage and adjacent front porch.

The front porch, surrounded by a fence and lush green shrubbery and shaded by an oak tree, offers a private entrance as well as a cool place to sit and relax.

At the front entry, a bank of windows and a glass-paned front door allow the sunlight to filter throughout the house. A charming brass shell knocker adorns the front door and hints at the coastal lifestyle within.

The foyer welcomes family and guests and leads the way to a flowing floor plan showcasing the main living space that transitions to a dining area and formal living room. All are anchored by wide-open water views of the Indian River Lagoon framed by large sliding glass doors in the sunroom.

Just off the foyer, a cozy sitting room serves as an ideal den or home office, while also offering flexibility as a spare bedroom when you have extra guests.

Perfect for entertaining, an elegantly mirrored wet bar is located near the dining room and living room, perfect for mixing libations as the sun sets over the lagoon.

Goss shares that her parents fell in love with Vero Beach through hometown friends who wintered here. After spending nearly 20 years renting various properties within The Moorings, they chose this Porpoise Bay villa as their haven.

“Being on the ground floor with single-floor living made it incredibly easy for them to manage because they didn’t want a lot of extra, unnecessary space to take care of,” notes Goss.

On the east side of the villa, the galley kitchen features a bright breakfast nook with an adjacent private patio where you can take in the river views.

On the opposite side of the house, the primary suite is a private retreat with still more spectacular water views, a walk-in closet and an ensuite bath. Nearby, the guest suite offers lodging for visitors, with a bathroom that doubles as a powder room.

Outside, the backyard offers a lush, green lawn that leads toward the water, shaded by a mature tree that provides the perfect canopy of shade on warm afternoons.

The villa comes fully furnished with high-end pieces and unique wall coverings that reflect the elegant coastal aesthetic of local interior designer Jennifer Elmore.

The property includes access to a deeded boat slip and dock space, unique to these riverfront units. It’s a boater’s dream to have access to your vessel steps from your back door, always ready for a morning of saltwater fishing or an evening cruise.

The garage provides plenty of room for a vehicle, along with dedicated storage for kayaks, fishing gear and golf clubs. Residents also enjoy access to three swimming pools within the Porpoise Bay neighborhood.

“My parents just loved sitting and looking out over the Intracoastal,” recalls Goss. “My mom especially loved the warm weather. They were avid golfers, enjoyed sports and loved watching the boats pass by on the water.

“And the proximity to the club was unbeatable. It’s the closest street to the clubhouse. They could walk right over and really didn’t ever have to get into a car to enjoy the amenities,” Goss adds.

The Moorings Property Owners Association offers private beach access and patrolled security.

The Moorings Yacht & Country Club provides access to Pete Dye’s 18-hole riverside golf course, Jim Fazio’s Hawk’s Nest championship course on the mainland, croquet, tennis and pickleball courts, a state-of-the-art fitness center with pool and spa, and a yacht club, as well as fine and casual dining.

“It’s such a happy community of people. Everyone is in a good mood because most people are retired, and my parents met some truly wonderful friends there,” says Goss.

From The Moorings it is a short 10-minute drive to Vero’s Ocean Drive for shopping and dining or to Riverside Theatre and the Vero Beach Museum of Art for cultural outings. For families with children, the island’s prestigious Saint Edward’s School adjoins the country club property.
