Two exceptional new homes priced under market will be available on the island this month.
“We’ll relist 888 Sandpiper Lane and 901 Jasmine Lane in mid-August,” says ONE Sotheby’s broker associate Cindy O’Dare, who is representing the homes with her daughter, ONE Sotheby’s agent Lily O’Dare. “We will put Sandpiper on for $1.8 million and Jasmine will be listed for $1.6 million.”
That will make them the lowest-priced new homes not just east of A1A but anywhere in or around Central Beach or Riomar – but you would never guess that based on the quality of landscaping, construction and interior finishes.
The homes were listed earlier this year for several months, but the driveways were not poured and the landscaping wasn’t finished at that time, which made it difficult to show the houses.
“It was hard for realtors who showed up in high heels to make it inside, but once they did they were surprised and impressed by the next-level finishes and design,” says developer Rory O’Dare, who built the boutique Riomar Beach subdivision where the houses are located, a block south of the 17th Street causeway.
Comparable move-in-ready new homes in Central Beach in the 3,000-square-foot range are listed for between $2.6 million and $2.95 million, according to Realtor.com. O’Dare is able to beat those prices because he got the land cheap.
O’Dare, the father of Lilly and former husband of Cindy, bought the .7-acre Riomar Bay site for $725,000 in September 2023. The parcel fronts on A1A and extends from Sandpiper Lane to Jasmine Lane.
“It was a single-family home lot,” says O’Dare. “After consulting with Planning Director Jason Jefferies at the city, who was very helpful, I did a plat overlay that created three separate parcels with individual tax ID numbers.”
O’Dare recruited private capital to pay for construction of the three houses that make up the subdivision.
“We initially thought that the investment from private individuals was going to cover the completion of two homes, but then I decided to build all three simultaneously for time efficiency,” O’Dare says.
That decision and O’Dare’s desire to build memorable homes – which resulted in spending more on interior finishes and other building components than he originally planned – caused cash to run short.
“The windows aren’t just impact resistant, they are also insulated with two panes of glass,” O’Dare says. “I used extra-thick, 5/8-inch sheetrock and Icynene insulation in the attic. All of that makes the homes much more energy efficient and blocks any outside noise. It is perfectly quiet inside, even though we are close to A1A.
“We have engineered white oak floors, quartz counters and GE Café appliances. I didn’t expect to spend as much as I did to finish these, but I ended up going next level on the finishes and I am so glad I did because when people walk in here, they are amazed.”
O’Dare built all three houses and completed two of the interiors in a year, from April 2025 to April 2026, but his money ran out before he could install the landscaping and pour the driveways.
Looking to reinvigorate his cash flow, he put the houses on the market in March, listing Jasmine for $1,675,000 and Sandpiper for $1,880,000. Cindy O’Dare says there was lots of interest, but it was hard for realtors and buyers to fully grasp the magic of the project with the outside still looking like a construction site.
O’Dare took the houses off the market in June and Riomar Beach was briefly at a standstill until he sold a spec house he had just finished on Hibiscus in Central Beach.
Back in funds after that sale, he pushed ahead with landscaping and concrete work and resumed interior finish work at the third house in Riomar Bay.
“We jumped the gun when we listed them in March,” says Cindy O’Dare. “But they will be perfect when we put them back on the market in August.
“The homes are contemporary but with a lot of charm, and that is unusual in a new home. So many properties kind of have the same look, but each of these is very special and thoughtfully done.”
Sandpiper is a stylish three-bedroom, three-bath, 2,929-square-foot, single-story home with a fireplace, coffered ceilings and a pool patio. The bedrooms and bathrooms are huge and well equipped, with $1,000 faucet sets, glass showers and soaking tubs.
Jasmine, equally stylish, is a three-bedroom, two-and-one-half-bath, 2,850-square-foot, single-story, single-family home loaded with fine materials and finishes, including a butcherblock inlay in the huge quartz, waterfall-edge breakfast bar and island.
The just-completed, concrete-block homes have two-car garages, standing seam metal roofs, open floorplans and travertine patios with splash pools. The subdivision is adorned with lush tropical landscaping, curtesy of a master landscape guy – O’Dare himself – who was in the nursery business in Miami before moving to Vero Beach decades ago. He brought in 100 truckloads of fill to raise the new homes 18 inches above street level and put a wall and landscape buffer along A1A.
“In a couple of years, what you see driving by will look like what you see along the road up in John’s Island,” O’Dare says.
Besides fine finishes and superior design, the Riomar Beach homes possess a superb location, less than a mile from the shops and restaurants along Cardinal and Ocean in Central Beach and with easy access across the 17th Street bridge to mainland shopping and services along Miracle Mile and U.S. 1.
“Everything on Ocean Drive is just a quick golf cart ride away,” says Lilly O’Dare.
There are half a dozen restaurants right in South Beach within two blocks of the subdivision, with more on the way. They range from a classic pizza place to a delicatessen to a fine French dining establishment. Vero’s best beach is also just two blocks away, at South Beach Park, complete with lifeguards and facilities.
But price is probably the properties’ greatest attraction. Jasmine is offered at $560 per square foot, while Sandpiper is listed for $600. Both prices are notable bargains for brand new, high-quality construction east of A1A, a five-minute walk from the beach and only a block away from being “between the bridges.”
“We are two blocks from Riomar,” says O’Dare, “and the cheapest lot over there is $3.5 million. Just the dirt, no house, two blocks from here. That is a big part of the value proposition we offer.”
“I think these will sell quickly,” says Cindy O’Dare. “They would be perfect for a family or a retired couple or even as a multi-generational family compound.”
“There are 8,600 square feet of air-conditioned space between the three houses,” Rory O’Dare notes.
