There’s nothing more relaxing than watching the sun set over a tranquil bay in the evening as the darkness and quiet overtake the day.
At 1903 Bay Road, #105 in the Pointes in The Moorings, you have a front-row seat 365 days a year.
This condo is an end unit, and these units don’t come on the market very often, says Realtor Erika Ross with The Moorings Realty Sales Co., noting the more extensive square footage and additional natural light as big draws.
“People really like these floor plans because the condo lives like a house, and it’s been perfectly maintained,” she adds.
A wide central hallway through the condo allows natural light to filter throughout while providing a buffer between the individual living spaces. Additionally, tile throughout the communal living areas helps to define the spaces with the added benefit of easy maintenance in the higher traffic areas of the residence.
From the front entry, two bedrooms and a shared bathroom are in a wing to the right. A pocket door closes off the space from the rest of the house, giving guests some privacy.
The owners use one of the guest bedrooms as an office with a built-in desk. With a sleeper sofa, the room’s always ready for overflow guests.
The primary suite, a laundry room and a powder room are on the left side of the interior hallway.
The primary suite has a walk-in closet with a bathroom offering dual sinks, a jetted tub and a shower. Sliders open onto the glassed-in lanai so you can watch the comings and goings in the marina before rising to greet the day.
Ross notes that while the living areas are clearly defined, the condo has a nice sense of openness, with plenty of windows and a “great ceiling height throughout.”
The communal living areas are located on the opposite side of the hallway. Plenty of morning sun filters through the windows in the breakfast nook, warming you as you sip your morning coffee.
The J-shaped cabinet layout creates a division between the nook and the dining room on the other side of the kitchen, where a pass-thru window with plantation shutters provides easy access when entertaining and ensures you can participate in conversations even while cooking.
From the living room at the rear of the condo, you can enjoy the water view through sliding glass doors along with the cozy warmth of the wood-burning fireplace.
The lanai across the back of the condo has been glassed in, expanding the living space. With screens in place for those days when you want to open the room up, this is truly the best of indoor-outdoor living.
“No matter the weather, you can live out here,” adds Ross.
The lanai is large enough for an intimate gathering where you can enjoy the morning quiet over breakfast or the sunset hour with cocktails and dinner.
There’s a constant stream of wildlife, notes Ross, making the lanai the perfect spot to watch the birds and land and sea creatures coming and going.
A grassy area leads down to the marina and a 25-foot boat slip, making a day on the river an easy adventure. You have an unobstructed long view of the Moorings Bay harbor and the famed Indian River Lagoon beyond.
“The slips can only be sold or rented to somebody who lives within the Pointes,” adds Ross, ensuring boat traffic is private. She adds that if you have a larger boat, there’s usually a larger slip available.
The Pointes – a 39-unit condominium complex – sits on Moorings Bay, one of the most protected harbors in The Moorings with riverfront and private docks. It’s the perfect place to take advantage of all Florida living has to offer.
This is a ground-floor unit, so you can easily pop out the back door to the dock and the heated community pool or let your pets explore the native landscaping. The Pointes “went native” several years ago, replacing grass and invasive plants with native and Florida-friendly plants to help protect the Lagoon.
“The Pointes has one of the best community pools in the Moorings with dynamite river views.
You walk along the sidewalk that runs along the seawall,” says Ross of the easy access.
Ross adds, “The Pointes is a favorite community within the Moorings because of the size of the units. It’s a relatively small community, so you get to know your neighbors. They do monthly get-togethers out by the pool.”
The Pointes is also “one of the few communities that still has an onsite maintenance staff, which is nice if you’re not home and you need packages put in or you want somebody to walk through your condo when you’re away,” continues Ross.
The Moorings Property Owners Association offers private beach access – just a short walk, bike or drive away – and patrolled security. The Moorings Yacht & Country Club provides access to Pete Dye’s signature course, Jim Fazio’s Hawk’s Nest championship course on the mainland, croquet, tennis and pickleball courts, a state-of-the-art fitness center with pool and spa, and a yacht club, as well as fine and casual dining.
From The Moorings, it is just a short drive to Vero’s Ocean Drive for shopping and dining, the Riverside Theatre and the Vero Beach Museum of Art for cultural outings. For families with children, Saint Edward’s School is located next door to the yachting and country club community.
