When Simon Jenkins was looking for a home in The Moorings, he was initially attracted to property at 2105 Windward Way because of the deepwater access.
Then, when he walked into the house, he loved the layout and floorplan, especially “the way all the rooms flowed onto the deck.
“You could see water from every room,” he says.
After spending years on Wall Street “shuffling money around and never seeing anything tangible,” Jenkins enjoys buying and renovating homes that he loves, taking his vision and making a home “like a piece of art.”
Jenkins and Raquel Tilton took the solidly built home and created a modern, luxurious retreat. Embracing the property’s 184 feet of water frontage, they opened interior spaces to blend with the outdoors and created multiple entertainment areas while also optimizing privacy.
“It was a fun project,” recalls Jenkins. “We didn’t have to do anything structural with the house. It was a case of really opening the spaces and getting creative.”
“They tweaked the floorplan to create an entertainer’s dream,” says realtor Erika Ross with The Moorings Realty Sales Co. “It’s a large house without feeling overwhelming. There’s a lot of space here, but the way it’s laid out and decorated, it feels approachable and comfortable.”
“It will appeal to a seasonal resident or a family with kids who attend St. Ed’s,” continues Ross.
“I like the privacy on the property so you can walk around and feel like you’re in your own little castle,” shares Jenkins, noting that he started by creating a natural wall across the front of the property and adding gates.
After passing through the gates, the circle drive draws guests toward the portico and broad custom mahogany and steel Pivot entry door, setting the stage for the elegant interiors.
The front door opens into the formal living room with a fireplace and a beamed vaulted ceiling that opens onto the enclosed sunroom, which runs the width of the kitchen, dining and living room, with a fireplace and cozy seating area at one end and a gourmet kitchen at the other.
The waterfall island creates a sense of division and provides casual seating and space to prep for dinner, do homework or lay out appetizers for guests.
Jenkins and Tilton converted what had been previously used as an office just off the kitchen into a “hidden” butler’s pantry with a full kitchen. The added workspace is an epicurean’s dream where you can prep and cook an entire meal and close the door.
“Having a second fully workable kitchen in addition to the gourmet chef’s kitchen is a big asset,” says Ross.
Completing the east wing are the laundry room, access to the attached, two-car, air-conditioned garage, a guest suite with water views and access to the pool.
On the opposite side of the house, a guest suite near the foyer has a family room with a bar, bath and fireplace, creating a buffer to ensure the owners enjoy their solitude in the primary suite.
The spacious suite opens onto a private patio overlooking the fire pit and rock waterfall.
Centered around the fireplace, a seating area and desk allow for various functional uses.
Passing two walk-in closets to reach the owner’s bath, you’ll think you’ve stepped into a Swedish spa with a soaking tub, open shower, dual sinks, vanity and a water closet.
Outside, Jenkins created his own private resort by adding vegetation that doesn’t hinder water views. Wanting to create private, tropical spaces in the backyard, he had several authentic chickees built onsite.
The heated, saltwater pool has plenty of space to lounge in the sun, sit in the shade or soak in the hot tub in this secluded setting. You can nap in the hammock on the lower level of the two-story chickee that overlooks the water or head upstairs, where Jenkins says he starts his day with coffee. It’s a magical spot.
“You feel like you’re on vacation. We spend so much time outside with nature here,” says Tilton.
A 98-foot Ipe wood dock with a 24,000-pound lift, and a floating kayak and jet ski dock, provide easy access to the Intracoastal Waterway from the head of Blunderbuss Bight.
A small pathway leads to a detached, two-car, air-conditioned garage with a guest suite and cabana bath. The garage has plenty of room to add lifts to hold four cars and has a walk-up storage space overhead.
The Moorings Yacht & Country Club includes Pete Dye’s signature golf course; Jim Fazio’s Hawk’s Nest championship course on the mainland; tennis, pickleball and croquet courts; a state-of-the-art fitness center with pool and spa; and a yacht club, as well as fine and casual dining.
The Moorings is close to Vero’s Ocean Drive for shopping, dining and cultural outings. For families with children, Saint Edward’s School conveniently abuts the community.
