If your first love is the water, you couldn’t ask for a better spot to drop anchor than a waterfront cottage at the nautically named Porpoise Bay Villas in The Moorings.
These coveted cottages rarely come on the market says Erika Ross, Realtor, The Moorings Realty Sales Co. “With only about 16 units,” adds Ross, “when they do come one, they don’t last long.”
The owners were boaters, and water was vital to their way of living Ross says. “They loved the ease of having the yacht club out their back door.”
The cottage is located within walking distance of The Moorings Yacht & Country Club and the point where Porpoise Bay opens to the Indian River Lagoon with direct access for boating activities of all kinds.

“It’s all about the view. It’s nice to open the front door and look out to the water,” says Ross.
Pocket doors at the right open into a den, ideally suited for overflow guests should you have a full house.
Noting the benefits of one-level living, Ross adds, “it lives like a house, even though it’s a condo.”
On the left is the guest bedroom and bathroom. The owners modified the space by removing the hallway that originally ran from the guest bedroom to the owner’s suite and putting in separate entries with a small laundry closet in between to allow guests to enjoy more privacy while visiting.
As you step further into the cottage, the space opens to a dining room on the right and a living room, with a bar situated between the two. Each communal space has a different ceiling height and features, so the areas are clearly defined without confining the spaces.
A variety of flooring also helps delineate the living spaces with Mexican clay tile in the kitchen, wood in the social gathering spaces and carpet in the bedrooms.

The owner’s suite is off the living room with windows on two sides that let in light and river views. “There’s great light in here with south and east exposure,” notes Ross.

“Everybody loves the southern exposure. With views of the nice, wide bay, you see the boats off to the West going by,” continues Ross.
A corner unit affords you additional green space for outdoor activities like grilling and for little ones to run around. You are allowed to have two pets under 20 pounds – with board approval – notes Ross, adding, “You’ve got an entire yard on the side for pets to play in, and the privacy is wonderful.”
The Porpoise Bay subdivision is situated along The Moorings Golf Course and Porpoise Bay, providing optimal privacy. The small enclave consists of cottages and townhouses with two and three bedrooms. Residents have access to three community pools, one of which is heated.
“Only the waterfront cottages [like this one] have docks. Each waterfront cottage has one dock. You can tool out to the river, watch the sunset and go out to dinner by boat,” says Ross.
The Moorings Property Owners Association offers private beach access and patrolled security. The Moorings Yacht & Country Club provides access to Pete Dye’s signature course, Jim Fazio’s Hawk’s Nest championship course on the mainland, croquet, tennis and pickleball courts, a state-of-the-art fitness center with pool and spa, a yacht club, as well as fine and casual dining.
It’s just a short drive to Vero’s Ocean Drive for shopping and dining or to the Riverside Theatre and the Vero Beach Museum of Art for cultural outings. For families with children, Saint Edward’s School is located adjacent to the community.
