The owners of 294 Seabreeze Court in Orchid Island have created a haven for themselves in their gracious home – a veritable indoor-outdoor masterpiece.
Tucked away at the end of a cul-de-sac, the property overlooks the golf course and a lake that is a playground for a wide variety of wildlife. The screened lanai creates a transitional living space where indoor and outdoor worlds blend.
The house, set back from the street, has an expansive lawn that accentuates the British West Indies architecture. The brick-paved driveway approaches the home from the side without detracting from the symmetrical balance, with a series of porticos providing ample coverage overhead as you traverse the walkway.
Double, half-glass doors open into the foyer, which gives way to the formal living room, reminiscent of a music parlor or solarium.
“This home is light and bright. Even if you’re inside, you’re outside,” says Dale Sorensen Real Estate Sales Associate Cathy Curley, noting the wall of windows that opens onto the lanai, while opposite wall is lined with built-in bookshelves.
The owner’s suite is just off the formal living room – away from the rest of the house for complete privacy. “It’s a nice split floorplan,” says Curley.
The generous suite opens onto the lanai and has his and her bathrooms, including separate walk-in closets, bathrooms, and showers – and in hers, a bidet and soaking tub.
The dining room is located to the left of the front entry and the adjacent kitchen. With high-end appliances, an island, a built-in desk and a breakfast nook, the area is perfect for formal and informal entertaining. Everyone has plenty of room to grab a snack and relax.
A powder room near the foyer provides easy access when entertaining.
This wing has everything your guests could need – from access to the two-car garage and golf cart bay to the laundry room, bar, family room with a fireplace, two guest suites with bathrooms, the den and a sleeping porch.
The den is a flexible space and can serve as a library or office. Curley says it great for overflow guests. The sleeping porch is reminiscent of something you’d see on Nantucket. It was initially an art room with plenty of windows to let the light in, but the owners have two trundle beds in there for their grandchildren to camp out in when they visit.
The screened lanai is a rare find, says Curley. “No other home in Orchid Island has a covered lanai area like this. It is great for entertaining and outdoor living.”
The outdoor haven has recently been updated, according to Curley, with hollow brick columns with poured concrete and steel rods to new screens and the nearly complete pool and spa. There’s plenty of room to dine al fresco as you sit and watch the spectacular sunsets or by the recently added gas fire pit outside, the perfect spot for a chilly night.
“I recently sold the last home available here [before this one],” says Curley. When she listed 295 Seabreeze Court, it was the only home on the market in Orchid Island.
With such substantial waitlists at other area clubs, Orchid Island has become very popular, notes Curley. “You can immediately plug and play. You can start playing golf, meeting people and taking part in all of the activities.”
“Orchid Island is about to spend $22 million upgrading its club. It’s already a great club, but they have really exciting plans. This community is beautiful, friendly and offers so much,” she continues.
Orchid Island Golf & Beach Club is a private ocean-to-river, Audubon-sanctioned golf and beach community located just north of Vero Beach, with easy access to Melbourne, Sebastian, and Vero.
