Spacious Moorings residence a yachtsman’s paradise

Christopher and Kathy Condon have owned three homes in The Moorings during the past 25 years, and they aren’t leaving the waterside community now, even as they sell their current home, just downsizing.

Christopher’s father originally stumbled upon Vero Beach in the 1970s while attending a car show on the West Coast of Florida. “They hopped in a car and took Route 60 across the state. That’s when they discovered Vero,” says Kathy.

It wasn’t until the mid-90s that the Condons would finally make a move from New Jersey to Vero, recalls Kathy. Christopher had been after her to move to Florida, but she wouldn’t hear of it – until one especially dreary winter changed her mind.

Avid boaters and antique car collectors, the couple purchased the house at 2105 Windward Way in The Moorings in part because it gave them room to store their cars and provided access to the Indian River Lagoon.

With two air-conditioned, two-car garages and a dock where they could moor three boats, it was the perfect place for the Condons. They took the house down to the studs and spent several years renovating and updating.

“This is a gracious home with generous rooms,” says Marsha Sherry, managing broker with The Moorings Realty Sales Co. “You’ve got tons of living space, including all that outside space.”

Arriving at the house, one finds a deep portico that creates a dramatic entryway at the center of the circle driveway, with an extended parking area for guests. The front door opens into the formal living room at the center of the house. There’s a beamed cathedral ceiling and Pergo wood flooring.

To the right of the front door, a powder room is convenient to the main areas of the house. The western wing contains an en suite guest bedroom at the front, away from the family living spaces at the rear of the house.

The family room with access to the pool abuts the living room at the rear of the house. A gas fireplace, wet bar with an ice maker and beverage refrigerator finish off this wonderful space.

There’s plenty of room to watch television, enjoy a cocktail at the bar or play a game of pool.

The owner’s suite is located just off the family room. A seating area overlooks a private patio, providing spectacular water views. This spacious haven boasts twin walk-in closets, dual vanities, a water closet with toilet and bidet, and a walk-in bathtub and shower.

In the eastern wing is the dining room and an office lined with built-in shelves. The kitchen is convenient to the dining room through a doorway at the rear of the space. A countertop bar provides additional seating while delineating the kitchen and breakfast room. The owners have two beverage refrigerators, so there’s plenty to drink on hand for thirsty grandchildren or other guests coming in from the pool.

A third en suite guest bedroom and the laundry room are tucked just off the kitchen, allowing visitors to access the kitchen without disturbing the homeowners and come and go through the attached two-car garage. A door in the laundry room leads to the breezeway and the detached, two-car garage which is air-conditioned and has a walk-up storage loft. At the rear of the building is an air-conditioned space with a full bathroom.

“This would make a great mother-in-law suite, a place for a nanny, captain’s quarters or a fourth bedroom,” notes Sherry, pointing out that the bathroom is accessible through an exterior door, making it available for use as the pool bathroom.

Another great feature – the Condons enclosed the back porch in glass sliders with screens so that they could enjoy this transitional indoor-outdoor space no matter the weather.

In the backyard there’s plenty of space to hide out in the shade or bask in the sun before taking a dip in spa of heated, saltwater pool. Lush foliage in the fenced backyard creates a private space for outdoor entertaining.

“I love that our adult children love the house too, and often invite their friends to come down with them to visit,” says Kathy. “They love using the pool and outdoor spaces – swimming, the hot tub, outdoor ping pong, gathering around the fire pit, being lulled by the waterfall, or just doing their work at an outdoor table while enjoying the fabulous water view.”

The backyard overlooks sheltered anchorage in Blunderbuss Bight. The 98-foot, deep-water, Ipe dock allows for mooring most any seafaring vessel, with the Intracoastal Waterway just minutes away and the Fort Pierce Inlet nearby.

The Moorings Yacht & Country Club provides access to Pete Dye’s signature golf course; Jim Fazio’s Hawk’s Nest championship course on the mainland; tennis, pickleball and croquet courts; a state-of-the-art fitness center with pool and spa; a yacht club, as well as fine and casual dining.

The Moorings is a short drive away from Vero’s Ocean Drive for shopping, dining and cultural outings. For families with children, Saint Edward’s School conveniently abuts the community.
