The recently constructed three-bedroom, three-bath, 2,700-square-foot home at 1205 Islander Way has much to offer, but it’s what’s missing in the River Club at Carlton that drew the owners to build a home in this island community – noise.
“We love the peace and quiet of the River Club, and we chose this lot because it faces south and it’s so private,” notes the owner who worked with Beachland Homes Corporation, an independent franchise of Arthur Rutenberg Homes.
The owners started with one of the builder’s 100 floorplans. Then, working with the sales and design team, they were able to make it their own. Beachland Homes has built 32 homes in River Club and offers high-quality finishes that the owners were able to upgrade or change.
The pool was placed perpendicular to the home to draw one’s eye from the entryway, through the French doors to the pool and lake beyond. “It just draws you right up to the blue sky,” says the owner, who has listed the home for sale with Debbie Bell, Berkshire Hathaway Home Services Florida Realty, for $1,295,000.
“This is one of the best-priced, newer homes on the market,” says Bell of the home that has only been occupied for one year. “Somebody wanting to buy a new house doesn’t have to go through the hassle of planning and picking out fixtures. The owners have already done it.”
“I think we’re the only active listing that’s under three years old in this price range,” says the seller. “Some of the older homes may have more square footage, but they don’t have new windows, doors, appliances and upgraded plumbing. The advancements they’ve made in everything from wiring to plumbing in the last 10, 15, 20 years is pretty significant. This is virtually a new house, with wonderful finishes and wonderful features, and you can move right in.”
The owners wanted a home that would allow long-term guests to come and go at will. To ensure plenty of privacy, both en suite guest rooms are located at the front of the house with easy access through the front door or via the garage.
During the design process, the owners had the study and all of the bedrooms double sheet-rocked and every interior wall has insulation, two features that combine to make the rooms more quiet and private.
Further customizing the home, the couple upgraded to French doors, real wood flooring and cove molding. They extended the dining room to accommodate all five of their children and their families to sit comfortably at the dining-room table.
The owners added cypress ceilings on the porch, which was retrofitted so that screens could be easily added. High-end finishes were used throughout to finish off the space with Calcutta quartz countertops and a Crema Marfil mosaic tile backsplash.
“There’s plenty of natural light,” notes Bell. “If you want a light, bright house with lovely finishes, this is it,” she adds, pointing out the high ceilings with large windows, tall wooden doors, tray and coffered ceilings, unique lighting fixtures and ceiling fans.
One of the benefits of having a new home is that everything is up-to-date, including smart features in the house, explains the owner. “The carbon monoxide and fire-smoke detectors are all smartphone-enabled, so if you’re not here, you can see what’s going on. The same with the thermostat and the doorbell.”
The communal living areas are located at the heart of the home. High ceilings and a rear wall of French doors create a bright, open space for the family to gather during holiday get-togethers and summer vacations.
The kitchen is equipped to handle those big crowds, with a sizable hidden pantry to store everything, a generous island, cupboards with back-saving drawers and pullouts, and new appliances.

Another benefit is that it’s a lock-and-leave home, according to the owner. “It has all the benefits of a condo because the yard is taken care of, you can watch your security on your phone, but it’s a single-family home, and you don’t have to share walls. The best of both worlds.”
The River Club encompasses 120 acres of preserves with a 14-acre lake nestled among oak hammocks. Situated among the natural environs, members have access to two clubhouses with full kitchens, two pools, two fitness centers and tennis courts. The riverside clubhouse offers suites members can reserve for guests. The guard-gated community has easy access to a public beach to the east and the Historic Jungle Trail to the west.
