It will take several government approvals to carve out the clubhouse from the St. Lucie Trail Golf Course so it can be sold to Creative Catering.
Creative Catering operates the Lakeview Bar & Grill and Lakeview Terrace banquet hall in the 24,000-square-foot clubhouse.
Creative Catering’s pending clubhouse purchase is one of several deals involving the 126-acre golf course in the heart of St. Lucie West.
The first government approval came Monday night when the Port St. Lucie City Council approved a land use change for 5-acre covered by the clubhouse, parking lot and access road.
The land use change will set the stage for a zoning change that will allow commercial uses, such as a restaurant, catering facility and banquet hall separate from the golf course.
Mayor Greg Oravec said he wanted to try to find a way to allow the deal to go through without entitling the property to all the uses allowed by the general commercial land use and zoning designations.
The council is holding the required second public hearing on the land use change on April 8, city records show.
The council is holding the first hearing on the proposed zoning change on April 8 and the second hearing on April 22, city records show.
The council also must amend the St. Lucie West Development of Regional Impact development order to reflect the changes. No date has been set yet.
But first updated development order faces review by the city Planning and Zoning Board on April 2.
In addition, the council must approve a new plat for the property creating separate parcels for the clubhouse, tennis courts, pool, parking area and golf cart staging area.
The new plat also creates a 5-acre water-management tract the St. Lucie West Service District intends to purchase for stormwater drainage ponds designed to reduce flooding in Country Club Estates.
The plat is up for review by the Planning and Zoning Board on April 2 and the City Council on April 22.
