Palm Island Plantation townhome evokes carefree lifestyle

The newly constructed three-bedroom, three-bath courtyard home at 25 Plumbago Lane in Palm Island Plantation offers buyers a piece of perfection. Townhome living is a marriage of condominium and single-family-home living all wrapped up with the best both have to offer – including the space and privacy of a single-family home along with added convenience and security.

“When we started this type of product a few years ago, we built five townhomes,” recalls Palm Island Plantation broker Steven Owen. “People loved the concept of the townhomes. They liked the fact that they were maintenance-free; they could easily lock up and walk away from them.”

The new courtyard homes took what was popular in the first five townhomes and built on that, giving buyers even more of what they want, including one-floor living. They have been such a big hit that only five of the 20 units under construction are left.

The home at 25 Plumbago Lane was just completed, and the other four will be finished over the next few months, according to Owen. If homeowners purchase a property at a stage before the unit is complete, they can sit down with the interior designer and select the interior finishes: flooring, cabinetry, countertops, backsplashes, paint colors, courtyard brick pavers and carpet colors.

Stepping through the mahogany front door, it feels like you’re in a single-family home. High-quality finishes throughout the home include granite countertops, wide crown molding, wood cabinetry and limestone flooring. Tongue and groove cypress on the exterior ceilings, hand-cut cypress rafter tails, shutters and a trellis with bougainvillea bursting with color evoke the island lifestyle the British West Indies-style community is known for.

“You do not get the feeling whatsoever that it’s an attached unit because everything focuses around the courtyard, and 10-foot ceiling heights give you a nice high, open feeling as you come in,” says Owens.

The first of the guest suites is located just off the foyer, allowing guests to come and go without disturbing the homeowners and other guests. With a full bath and walk-in closet, this sunny room is perfect for friends and family who want to pop in for a long weekend.

A short hall opens into a grand space with living and dining room overlooking the private interior courtyard. For those wanting a more formal living room or den, Owen says they can put in wing walls with pocket French doors and to create a cozy room.

The dining area flows into the kitchen and leisure room where guests can gather around the large island countertop in this efficiently planned space that is perfect for entertaining. There’s plenty of storage and the convection oven, gas cooktop, microwave drawer, wine cooler and dishwasher are all handily arranged.

An inverted-hip ceiling in the leisure room opens the layout even further. Paired with a wall of pocket sliders, the soaring ceiling makes the room open and light. There’s plenty of space for a house full of guests to spill out onto the private courtyard area where you can add a fountain, pool, hot tub, summer kitchen, outdoor fireplace or a combination of those elements, notes Owen. “It gives you a really nice outdoor entertainment space.”

The laundry and garage access are located just off the kitchen for easy cleanup and a direct line to haul groceries in for unloading.

The master suite and third bedroom are located at the rear of the home and are both easily closed off from the rest of the house with pocket doors. Both of these spaces have their own private patio. The master suite has French doors at both ends of the room paired with a two-step tray ceiling, adding to the luxurious feel of the space.

A walk-in closet, garden tub, dual sinks, walk-in shower and water closet provide a spa-like space for the master and mistress of the house to pamper themselves before work or after a day at the beach.

The courtyard townhomes are very light and open, and the patios off the rear bedrooms open into the private backyard that can be fenced for the family pet and young children to run around if a day at the beach or pool hasn’t worn them out.

“These have sold very, very well. There is nothing else on the barrier island for under $1 million that is maintenance free and in a community that offers the kind of amenities that we do,” says Owen.

“These homes are easy for owners to lock up and leave. We take care of everything when they are gone,” adds Owen. The maintenance fees run $574 a month and include exterior grounds maintenance, irrigation and pressure cleaning, allowing you to focus on the best parts of island living: the sand, the sun and lots and lots of fun.
