Renovated home ideal for family or as investment property

A home that was built in 1965 and has undergone several renovations over the years, making it more usable and beautiful, would be a great family home or good investment property, located just 1,400 feet from the Jaycee Park boardwalk along the ocean, according to Berkshire Hathaway Home Services Listing Agent Chip Landers.

The owner of 663 Eugenia Road rented out the 3-bedroom, 2-bath house for the past four years, earning about $2,500 a month. The single-family home has a two-car garage and a pool.

“There is no homeowners’ association, so there are no rules,” says Landers. “You can do what you want; use it as a home or a rental, put your boat in the side driveway.”

Without an association fee or services, the owner would probably spend about $200 a month to get the pool cleaned and keep the yard in shape, Landers estimated. “The pool is screened in, so that helps,” he said.

The front of the house has a shallow horseshoe drive, as well as a side driveway leading to the two-car garage. Landers said the two-car garage is “a rarity in the central-beach neighborhood.”

Mature plantings, such as a topiary hibiscus, palm trees, a big magnolia, rhododendron, umbrella plants, banyan and oak trees provide shade, beauty and privacy.

The tile is laid on the diagonal, “which is a 20-percent upgrade because it takes more time and materials,” Landers said.

A pickled-wood look-alike laminate is the new wood flooring in the bedrooms, also laid on the diagonal, the owner ousting the wall-to-wall carpeting.

The kitchen was given new stainless steel appliances, granite countertops and white-wood cabinetry with nickel-finish handles. The large island forms the command center of the vast open space.

The bathrooms are graced with the same granite countertops and also have new wooden cabinetry, the 42-inch height saving much back-bending. The master bath has a new walk-in glass-encircled shower.

The house gets high marks for maximizing storage space, always at a premium in basement-less Florida homes. The master bedroom has a large walk-in closet with built-in storage and the two guest bedrooms also have large closets with elaborate built-in storage. There are three linen closets, one for each bedroom.

The laundry room, with a sink big enough to rinse a 20-pound turkey or wash a good-sized dog, also has a high folding counter, and upper- and lower-cabinets.

Most of the windows, which were replaced in the not-to-distant past, are wider than they are tall, in keeping with 1965 ideas of keeping the house cool and awash with daylight. There are windows in surprising places, such as the laundry room, that make the space more functional.

In a past renovation the enclosed porch was walled in, adding hundreds of square feet to the huge central room, which has several horizontal windows punctuated by two sets of French doors, giving a 180-degree view of the swimming pool.

The concrete apron has an area set aside for outdoor grilling, so there is no need to apply bug spray before turning the steaks – you’re safe inside the screen.

The yard has an irrigation sprinkler on an irrigation well, making it clear all the conveniences have been worked out and refined in this beautifully updated home.
