Lakefront pool home offers best of indoor-outdoor living

Coming home to the house at 1105 Nautical Way in River Club is a lot like arriving at a boutique resort in Hawaii. With a series of private courts and courtyards encompassed by lush tropical landscaping, a wonderful pool area and lake-view patio, and many sliding doors and balconies that link the home’s spacious interior to the warm, breezy world outside, there is a sense of peaceful renewal and escape from everyday life.

The 3-bedroom, 3.5-bath house has 4,400 square feet of air-conditioned living space but seems much larger because of the way it opens up to the natural world.

“It has great outdoor living space, a beautiful pool with a waterfall and a spa that is heated so you can enjoy it year-round,” says Coldwell Banker Paradise listing agent Tammy Bogart, who is offering the home for $1,235,000. “There is a well-equipped outdoor kitchen and a sitting area with a fireplace where you overlook the lake. The pocket sliders in the family room disappear into the wall so that you can open up your living space to the outside and enjoy the tropical lifestyle.”

The sense of privileged seclusion begins in the motor court, which is paved with cobblestone-like pavers and sheltered from the quiet street in front. The oversize 2-car garage, set perpendicular to the street, forms one side of the court; a living wall of palms and other plants forms the other side.

A balcony overlooks the private space and a deep covered porch shelters visitors as they approach the louvered and side-lighted mahogany front door.

To the left of the entry is a short hallway that leads to one of the nicest guest bedrooms anywhere – at once cozy and spacious, with a full bath and sliding glass door that leads to the marble-paved pool patio. The hallway also provides access to an office and the staircase to a second-floor mother-in-law suite – which is now being used by the home-owners teenage daughter, who no doubt enjoys the privacy and personal space the upstairs living area affords. The suite includes a bedroom, living room with wet bar, and two balconies, including one that overlooks the Honolulu-like pool area.

To the right of the entry is another hallway that leads to a beautifully decorated powder room, the garage entrance and a big, bright laundry room lit with natural light streaming in through high windows.

Going forward from the front door, one enters the home’s formal living and dining area, a large, elegant space with a deeply-coffered ceiling.

“This home was custom-built by Croom Construction in 2007,” says Bogart. “It was one of their model homes in the community and, as with most model homes, they did not spare any expense. It has all the upgrades, all the bells and whistles.”

Features include 10-foot ceilings with crown molding throughout, marble floors, grass-mat wallpaper, a wet bar with ice machine off the dining room, a butler’s pantry with wine cooler and a magnificent kitchen with a huge island, granite countertops and loads of other high-end elements.

“It has custom 42-inch cabinets, a Subzero fridge, Bosch dishwasher and beautiful six-burner Wolf gas cooktop,” Bogart says.

Beyond the kitchen is the family room with a soaring coffered ceiling with tongue and grove wood lining, a built-in bookcase and entertainment center with storage cabinets, and the pocket doors that open the room to the outdoors so nicely.

The master suite comes next, located in the back of the house for privacy. It includes two separate bathrooms with walk-in closets connected by a walk-through shower. There is a sitting area and a slider that opens the room to the patio area.

The home has three heating/cooling zones – the master suite, the upstairs suite and the rest of the house – for energy efficiency.

River club community amenities include 24-hour manned gated entrance, two community clubhouses, two swimming pools, a fitness center, Har-Tru tennis court, a fishing pier and community boat dock.

The riverfront island community is a 10-minute drive from Vero Beach’s charming village by the sea and Riverside Park with its equity playhouse and renowned art museum.

Fishing, boating, world-class golf, tennis, nature excursions and a rich array of cultural activities are all nearby.
