Pool home on half-acre bordered by nature preserve

Buyers looking for a little bit more in a home – more space, more privacy and more high-end features – will want to take a look at the John Lloyd Builders custom home on South Easy Street in Collier Creek Estates.

In addition to the split floor plan, this three-bedroom residence has a formal living room and dining room and a spacious family room with 11-foot cathedral ceilings and plant shelves for collectibles or decorative accents. The open kitchen is finished in warm wood tones and coordinating granite countertops, leading to a cheery breakfast nook with bay windows. Upgraded stainless steel appliances make the kitchen an ideal workspace, plus there’s an extra full-sized refrigerator in the laundry room.

Both the great room and the master suite overlook a screened-in swimming pool. Even with the swimming pool added onto the home in 2012, the just over a half-acre lot still has a great back yard for tossing around a football. A handy outbuilding at the rear of the property can hold pool supplies and gardening equipment.

Owner Mindy Serafin said the feature that sold her on the property was actually something it didn’t have – neighbors in the back. That’s because the house abuts a nature preserve. The manicured, mature landscaping around the pool enclosure makes enjoying the outdoors a cozy experience.

“When you’re on this side of the house, it’s like you’re in your own little sanctuary back here,” Serafin said.

If the pool area and back yard are an outdoor sanctuary, the master suite is an indoor one. Graced with tray ceilings and French doors leading out to the pool, the master bedroom has his and hers walk-in closets with lots of built-in shelving, drawers and cabinets for beautiful and efficient storage.

Realtor Joe Beaudoin with Coldwell Banker Paradise Ed Schlitt Realtors pointed out that the number of existing homes in Sebastian has dwindled and is down to only about a three- to six-month inventory, with custom pool homes in move-in ready condition in even shorter supply. The era of the bargain may be swiftly disappearing also, he said, as prices have soared about 12 percent in the first half of 2014.

“It’s probably the best deal in Collier Creek Estates for the square footage (2,084 square feet) and the quality of the home – it’s not a cookie-cutter home,” Beaudoin said. “People love this area because it’s close to all the amenities.”

Just off Fleming Street in the Sebastian Highlands, South Easy Street is just minutes from shopping, from the North Indian River County Library, from two city tennis complexes, good schools, parks and sports fields, from the Sebastian Municipal Golf Course and from the riverfront district.

Collier Creek Estates has a homeowner association, but the only fees are less than $200 per year for maintenance of the entrance and common-area landscaping. While the home is on a well and septic system and has been fitted with custom hurricane panels, it is also nicely raised on the lot and the neighborhood is on naturally high ground with good drainage.

Beaudoin will host an open house at 713 Easy Street from 1:30 to 3 p.m. Sunday.
