River view pool home built for outdoor entertaining

Being just a half-block from the Indian River Lagoon means an asking price of less than half that of riverfront property – great luck for a family looking for a casual but elegant pool home with a cabana apartment.

Spanning 2,427 square feet, the main house sits across the pool area and lush, green courtyard and fenced perimeter, making this home an ultra-private retreat for enjoying a few months each year of Sebastian’s mild winter and early spring, or for year-round residence.

The Inlet View subdivision in which the home is situated lies conveniently just off the eastern leg of Roseland Road in a laid-back part of unincorporated North Indian River County that is a mix of charming Florida cracker-style houses, sprawling estates and modest single-family homes built over the past few decades. The custom Cemco Construction home at 13620 Old Dixie Hwy is one of the newest in the area, built in 2008 with a major addition completed in 2010.

The renovation was seamlessly designed, as the home does not look like a chopped-up combination of a two-bedroom house nearly doubled in size. Everything blends perfectly, from the gleaming metal roof to the terra-cotta stucco to the heights of the eaves and pitch of the roof, giving the impression that the whole structure is original. The addition of the elegant formal dining room, the family room with closet that doubles as a fourth bedroom, a full Jack-and-Jill bath and yet another bedroom flows together with the original kitchen, living room, master suite and guest bedroom to give even a large family with teen-age children enough space to carve out their own territory.

As warm and inviting as the indoor space in this home is, the outdoor living area is the big draw, calling the inhabitants to toss on a bathing suit, grab a beach towel and a frosty drink and head outside. The swimming pool’s cascading waterfall creates a soothing effect and the spacious pavilion is always ready to provide shade for anything from a luau to a romantic afternoon for two. When afternoons run into evening, there’s no need to scurry indoors to flee mosquitoes, as the pavilion is equipped with retractable screens all the way around. The screens even extend to the combination cabana apartment and garage building, which has an efficiency kitchen and a full bath. No need to go all the way to the main house for more ice or for a shower.

A house this well-suited for entertaining should have a kitchen to match and the large, eat-in kitchen with breakfast bar fits the bill. The most unique feature is the restaurant-style stainless steel side-by-side refrigerator and freezer. Not only can this appliance fit enough vittles for a large family plus guests, it is wide enough to hold multiple party platters, large dishes and lots of beverages, too.

Guests will want to stay the night after the party, and there’s plenty of room in the cabana apartment. The space would work equally well as a mother-in-law suite, quarters for a nanny or even for a college graduate returning home for a stint. Seasonal residents might want to use the cabana as a caretaker’s cottage, or an entrepreneur might want to set up a home office in the space. The possibilities are endless.

Far away from the pool area and pavilion, the new owners of this home have their own hideaway on the north side of their home – the master suite with his and hers vanities, a walk-in shower and garden tub for reviving after the revelers go home or retire to their own quarters.
