With vacant parcels of land quickly vanishing on Sebastian’s riverfront, the Inlet at Sebastian condominium community may well be the last of its kind to be built, and riverfront units in its Westport section rarely come on the market, but a ground-floor unit is ready to move in right now to enjoy the breeze.
Realtor John King of RE/MAX Crown Realty said he doesn’t expect to have unit 105 at 13530 Westport Drive long before it sells.
“You just don’t have anything else like this in Sebastian on the river,” King said. “It has all the luxury features at an affordable price.”
King said he’s gotten quite a few lookers since the condo went on the market for $162,000 in late January, and though they’re impressed with the floor plan, the high ceilings, the moldings and fixtures, the biggest selling point of this residence is the location. It’s in the unincorporated county, but with a Sebastian address, just north of the bustle of the riverfront entertainment district and just steps from the water.
This smartly designed home has two bedrooms in the front and the master suite in the rear of the unit, with French doors leading out to the covered back patio and river view. The living and dining spaces are tiled, along with the kitchen and bathrooms, but the three bedrooms are carpeted for comfort.
Condos can be skimpy on closet space, but this one has plenty of room for storage, with a pantry, a linen closet and his and hers closets in the master suite. The master bath has both a large, walk-in shower and a garden tub for soaking. The guest bath has a shower. The open kitchen features an island workspace with breakfast bar for quick meals or just hanging out to watch the cook.
Bronze-toned ceiling fans and light fixtures are included, as are all the appliances. A stackable washer-and-dryer ensemble is tucked away in a hallway closet, in-between the kitchen and the full bath adjoining one of the guest bedrooms. The third bedroom has bay windows and would easily make a bright and cheery office, sewing room or retreat for reading or relaxing.
The décor is all very neutral, with creams and warm beiges and the walls incorporate a soft green hue, creating a perfect backdrop for the new owners to come in and add their own design touches.
The three-bedroom, two bath, 1,200-square-foot condo is nestled in a very quiet spot at the east end of the nautical-themed community with a gated entrance on Indian River Drive. The sturdy building is concrete block construction with a metal roof, impact-resistant doors and windows, decorative turrets and an elevator for second- and third-floor residents’ convenience. The Hardieplank lap siding not only gives the structure a great look, it’s designed to weather the elements gracefully and keep maintenance at a minimum.
For about $400 per month, Westport Drive residents get all their condo fees for common-area maintenance, basic cable television, water and sewer and trash pickup, plus use of the community clubhouse and pool, tennis courts and a private dock on the river that’s known for great fishing. There’s also space at the west end of the community for boat and motor home storage. The association fees also include insurance on the roof and building, including the bearing walls and drywall of the unit. Owners purchase their own insurance just on the interior contents and fixtures of their unit.
