Renovated penthouse condo overlooks Grand Harbor marina

Marina views and peeks at the Intracoastal Waterway are the perfect backdrop for the peace and quiet of the penthouse Unit 401, 5280 W. Harbor Village Drive in Harbor Side at Grand Harbor, says the owner. “People are coming in and out in the boats constantly. The view is unbelievable, and it’s relaxing and calm and comfortable.

“With only six units per building, [the condo is] very private, and everything is very quiet,” continues the owner.

And from their perch “on top of the world,” the owners take in spectacular sunrises from the wrap-around balcony of the updated penthouse.

“We’re water people. We like being on the water. We like watching the boats,” says the owner.

Modern aesthetics and luxury finishes enhance the spacious unit. DiRocco Construction renovated the property – taking it down to the studs. Plantation shutters, fanciful lighting fixtures, crown molding and wood-look flooring with noise-softening underlay throughout are a few of the notable upgrades.

“We rehabbed this to live in it, but as our family has gotten bigger, we need something bigger to accommodate everyone,” says the owner.

The unit can be reached by a private elevator or via a staircase tower and through an exterior door. Both open into a welcoming foyer. Two guest bedrooms – one the owner is currently using as an office – and a Jack-and-Jill bathroom occupy one wing of the home.

A powder room off the main hallway is strategically placed near the communal living areas, so guests don’t have to venture into private family spaces to use the facilities.

The kitchen, laundry room, dining area and living room occupy the unit’s northern portion. The owners took out a wall and lowered the countertop to take full advantage of the views and natural light. Adding a bar, stainless-steel appliances, quartz countertops and soft-close cabinets gives the kitchen a fresh, elegant feel.

A flood of natural light filters through the spacious open floorplan from the wall of sliding doors that open onto the wrap-around balcony.

The owner’s suite occupies the southern wing and shares the balcony. A pair of doors open into the spacious bedroom just off the living room.

The en suite bathroom is reached through a walk-thru wardrobe. A Roman tub, dual sinks, vanity, water closet and walk-in shower complete the glamorous retreat.

Practicality is essential in this unit, with pulldown screens on the balcony to keep buzzing pests at bay. The screens mean that you can sit outside at any time, extending the functional space for both indoor and outdoor entertaining. Hurricane shutters, hand-cranked from inside the unit, add to the sense of safety and security.

Listing agent Karl Dietrich with Alex MacWilliam Real Estate notes that the location is both beautiful and peaceful. “It’s just off the marina, far enough away that you can enjoy the view without the noise from the marina activity and clanging halyards.”

Other features that attracted the owners to Harbor Side are the private pool, two-car garage and 200-square-foot, air-conditioned storage room.

“There’s no other community like Grand Harbor in all of Indian River County, and there never will be,” says Dietrich. “There is nothing else in Indian River County that can compare to the amount of product: two golf courses plus a beach club, full marina and world-class tennis complex.”

Noting that the community has an Audubon designation, he says “it really is a special place. The wildlife is incredible here. Oftentimes, you’ll see manatee and dolphin playing in the lagoon. It’s such a diverse community.”

“Grand Harbor is a wonderful community. It’s a community within the community of Vero Beach,” adds the owner, noting the landscaping and 3-mile walking loop.

As part of the largest private residential community in Indian River County, Grand Harbor amenities include a 24-hour gated and guarded entrance, two championship golf courses, tennis and bocce, as well as a beach club and fine dining. Downtown shopping and dining venues are just minutes away; and it’s a quick trip over the bridge to Vero’s charming Village by the Sea, with its resorts, restaurants, shops and pubs. The beach, city tennis center, city marina, city dog park and cultural events at Riverside Theatre and the Vero Beach Museum of Art are close at hand. N
