St. David’s Island villa offers resort lifestyle at home

The 1,785-square-foot, two-story villa at 1444 St. Davids Lane in the St. David’s Island neighborhood in Grand Harbor is filled with sunshine and happy memories.

When the owners bought the home 23 years ago, they were looking for a place to escape from the frigid northern winters. They found that and more at Grand Harbor, from the two 18-hole golf courses and tennis complex to the oceanfront beach club. “It’s a lifestyle community,” says Jim Knapp, a longtime realtor with Alex MacWilliam, Inc. Real Estate, who has the villa listed for $295,000.

Knapp notes that “St. David’s Island is a homeowners-association community (HOA). Each owner owns the land under their townhomes. However, this HOA operates more like a condominium association and offers the benefit of a master insurance policy on the structure of the building; it’s responsible for both roof repairs and roof replacement, taking the burdens of typical, single-family homeownership off the owner.

“In effect, it is a single-family home but lives like a condominium – ideal for seasonal, retired or just busy residents.”

A brick pathway leads to the courtyard garden entry tucked behind the garage. Once inside, the courtyard offers a cozy, private space to read and enjoy your morning coffee.

Step from the courtyard into the foyer, which opens into the great room, with the living room and dining room providing lake and golf course views.

A soaring 20-foot ceiling and clerestory windows admit floods of light. A wood-burning fireplace sits at the center of the room amid a wall of built-ins, begging to be filled with your favorite books and treasures.

Off to one side, a window seat and picture window allow you to perch and watch human activity on the golf course and animal and bird hijinks on the lake. Below the window seat, a floor window doubles as a place for cool air to breeze through and a spot where your pet can enjoy an outside view as well.

“Because it’s an end unit, it opens up on the east side of the property, which brings in a lot more morning light,” says Knapp.

A powder room, conveniently located near the front entry, allows guests to “powder” their noses without invading private family spaces.

The kitchen is comfortably situated just off the great room, with a large pass-through so that whoever is prepping in the kitchen can be part of the conversation. The kitchen has been completely redone with modern touches, including granite countertops, drawers for pots and pans, and updated appliances.

The old cabinets were moved and repurposed, providing tons of storage in the two-car garage located just off the kitchen. Knapp notes it is rare to have a double garage in the villas – just one more feature that makes this villa so desirable.

On the opposite side of the great room, the first-floor owner’s suite spreads out luxuriously. With French doors opening onto the screened lanai expanding the private retreat, the owners enjoy water views with the morning light, and shade in the afternoon. Down the hall, a walk-in closet with built-ins and a generous bathroom complete the domain.

The upper level can be reached from the staircase leading from the foyer to two guest bedrooms with a shared bathroom. The bedrooms each have an exterior sink and door providing a higher level of accessibility, convenience and privacy.

Both rooms offer outdoor views. One has a balcony and a terrace while the other has a nook where you can keep an eye on what’s going on from your bird’s-eye perch.

The large, open terrace, overlooking the St. David’s community pool, faces south, getting the benefit of both late-afternoon shade and great southern exposure.

“The St. David’s community pool is one of the top three community neighborhood pools in Grand Harbor,” says Knapp. “It’s a popular gathering spot for the neighborhood plus it has shade cabanas if you want to get out of the sun but still be at the pool.”

St. David’s Island at Grand Harbor is just one of the secluded, residential enclaves within the 900-acre, guard-gated community that provides a full-featured resort lifestyle for residents. Amenities are just a golf-cart ride away to two championship golf courses, tennis courts, a marina, bocce and dining. A trip over the river takes you to the members-only, barrier-island beach club.

Membership options are available and include golf, tennis, tennis and golf, or social memberships. Within the community, slips at the sheltered harbor and marina are available for lease through Suntex and provide easy access to the Intracoastal Waterway and the Atlantic Ocean via the Fort Pierce and Sebastian inlets.
