Renovated Moorings home features open floorplan

The home at 1976 Mooringline Drive in The Moorings has just about everything anyone could ask for in a seasonal or year-round waterfront home. The great living space is perfect for the casual Moorings lifestyle.

The newly landscaped lot and circle drive set the stage for the understated elegance of the river cottage with hints of Georgian design. The home offers an open floor plan with four bedrooms, three full baths and a pool on a deepwater canal just minutes from the Intracoastal Waterway.

“The highest priced homes that have ever sold in the Moorings to date have been on this street,” says Moorings Realty broker Marsha Sherry. “At this price, you’ll often find fixer-uppers, which are great opportunities, but for the person who wants to be here full-time or even seasonally this is a great turnkey home.”

This waterfront gem was completely remodeled from the studs up in Dec. 2016. “The owners and architect Rob Atkins were great to work with,” shares Jeffrey Pagliaroli, JP Contracting owner. “We gutted the kitchen and bathrooms, re-stuccoed the house, put in impact windows and doors. We also put in all new trim, baseboards, crown molding and cabinets.”

The house needed to be opened up says, Atkins. “Our lifestyles have changed so much over the years and are not conducive to all the little rooms of the era when the house was built. It even had a pass through window at one time from the kitchen to the dining room. We opened things up to match the owner’s lifestyle.”

The electrical was updated per code, wiring was redone in the rooms that were remodeled, and new electrical panels and meters were installed, according to Pagliaroli.

The owners were seasonal residents in the Moorings for a number of years and planned to spend more time in Vero Beach. After purchasing and remodeling the Mooringline house, the couple realized they wouldn’t need the additional space.

“They loved the Moorings, as so many people do and they want to stay in the Moorings,” says Sherry. “That’s one of the great things about the Moorings; you’ve got 15 different condo communities, houses on the water, near the beach or on the golf course. There’s so much diversity.”

According to Sherry, it’s not uncommon for Moorings residents to move from one of the many housing options to another, depending on what’s going on in their life at any given time.

The split bedroom plan allows for privacy in the master suite with water view and private entrance to the screened porch. A large walk-in closet and marble countertops complete the room. The versatility of three additional bedrooms leaves plenty of space for an office and short or long term visits.

“We’re selling a great lifestyle, and to me, this home represents that lifestyle. Casual but immaculate,” says Sherry.
